Julio Hallack and Trevor Foster joined forces to provide back-to-back workshops on the fundamentals of floor resurfacing with microtoppings and overlays. In the process they renovated a dark break room in the basement. The space now sports a sun motif in the center and splashes of springtime colors.
In advance of the workshops, substrate preparation included grinding the existing concrete to remove crumbling and badly worn layers and achieve a profile that provided a suitable substrate for Miracote's MPC (Multipurpose Protective Coating) — a high-performance resurfacing, cementitious, silica sand-free formulation that uses a liquid polymer. For a interior resurfacing application on a floor where years of wear and tear had taken their toll, it was important to address preparation carefully by removing layers of remaining glue and treatments, grinding the floor repeatedly and using the universal primer to assure a solid bond. The instructors demonstrated the way the MPC could be applied in two or more coats by trowel, brush, roller, spray or squeegee to a typical thickness of 1/16 inch (16 mm). The MPC was selected because its characteristics maximize wearability of the flooring system for heavy-traffic environments.
Different sections were masked off so that a variety of colors could be applied. Mirastain II color stain was spray-applied to provide lavender and blue shades that brightened the area. Mirastain II is a water-based architectural liquid integral pigment that combines a high-grade pigment dispersion, co-polymer and water-based carrier solution that is specially formulated to penetrate concrete, masonry and polymeric cementitious surfaces.
After the workshop Julio Hallack applied a compatible sealer to protect the floor. He also gave his clients the correct maintenance procedures to keep the renovation looking good for years to come.
